The real estate market in Mt. Vernon and the Jefferson county area is dynamic. A two-year comparison of Mt. Vernon from data gleaned from the Egyptian Board of Realtors’ Multiple Service reflects an increase in inventory of approximately 7.5 percent and properties under contract increased by approximately one percent with an increase of units sold at 23 percent. The overall increase in volume sold within the community was seven percent.
The average sale price over this two-year period reflected a market adjustment of -12 percent. A more refined search with criteria of three bedrooms, two bath, 1,400-1,600 square feet, and built after 1980 shows different view of the demand for homes. As of this article date, the average price of homes sold (meeting the above referenced criteria) from the previous 12 months (2016) was $132,027, and the 12 months prior to that (2015) was an average of $115, 783 proving that values are on the rise.
